From Floods to Fun: The Resilient Story of Warwick Mall in Rhode Island
Warwick Mall, a longstanding retail center in Warwick, Rhode Island, has been a central part of the region’s commercial landscape since it opened in 1970. Located near the intersection of Interstates 295 and 95, the enclosed shopping mall boasts over 1 million square feet of retail space and features more than 80 stores, alongside a large food court and entertainment venues.
Origins and Early Growth
When Warwick Mall first opened its doors on October 2, 1970, it introduced a robust lineup of anchor tenants including Filene’s, Jordan Marsh, Peerless, The Outlet Company, and Woolworth. Over the following decade, JCPenney joined as a sixth anchor, and Caldor took over The Outlet’s former space in 1982. Despite a solid start, the mall initially lagged behind the nearby Rhode Island Mall due to fewer inline stores and the absence of a food court.
Modernization and Competitive Edge
To remain competitive, Warwick Mall underwent a significant renovation in 1991. This included new architectural features such as arched ceilings and a redesigned center court, as well as the transformation of the former Peerless space into a food court with a carousel. By the mid-1990s, Warwick Mall had reclaimed its position as the leading mall in the region, thanks in part to the consolidation of major department stores. Macy’s took over the Jordan Marsh location, while Filene’s expanded, further anchoring the mall’s dominance.
Challenges and Resilience
The mall faced one of its biggest setbacks in 2010 when historic flooding from the Pawtuxet River caused severe damage, forcing a months-long closure. Recovery involved extensive interior reconstruction, including new flooring, updated décor, and restored features like the carousel. By the end of that year, most stores had reopened, and Macy’s returned in early 2011.
Recent Developments and Tenants
Warwick Mall has continued to evolve. Jordan’s Furniture opened in late 2011 in a previously vacated anchor space, followed by Nordstrom Rack in 2012. After Sports Authority closed in 2016, Golf Galaxy took over the space in 2020. Additionally, Apple Cinemas opened a flagship location in 2022 after acquiring the former Showcase Cinemas site. Though the mall faced an unfortunate violent incident when two teens slashed grownups who asked them to be quiet during A Minecraft Movie in 2025, it remains a significant shopping and entertainment destination in Rhode Island.
My Impressions
Warwick is a spacious and engaging mall. While I wish they wouldn’t have ditched the retro features in 1991, the current design is clean, creative, and inviting, with a mix of local businesses and chains. The topiary animals, neon signs, and carousel in the food court are an especially nice touch, and I also found their Christmas decorations to be classy but not overdone. It seems to be in relatively good health, with plenty of tenants, few vacancies, and loads of shoppers. I think visitors will find plenty to do and see here, and enjoy their visit!
