Many are aware of the impressive Hudson Yards neighborhood that sprung up in Manhattan in the past decade. The development took place between 2012 and 2024, featuring the construction of sixteen brand new skyscrapers, a subway extension of the 7 line, an extensive extension of the Highline park, four acres of public space, a shopping mall, and loads of additional luxury retail. The entire development is set above an MTA railyard, the air rights having been leased for 99 years and $1 billion to real estate development corporation Tishman Speyer. Tishman Speyer would spend an additional $2 billion of the development of the properties.
However, most are not aware that Hudson Yards is not nearly complete. The aforementioned completed projects only consist of Phase 1 of the total neighborhood. In June of 2025, ground finally broke on Hudson Yards Phase 2. Phase 2 will sit between West 30th and 34th street. It will complete the redevelopment of the remaining railyard airspace.
Phase 1 focused on corporate skyscrapers, luxury shopping, and exclusive highrise living. Phase 2 aims to create a more functional and welcoming neighborhood. Phase 2 focuses on residential units, affordable housing, community based retail, and additional public green space. Phase 2’s construction and success could set a precedent in megaproject construction, to show that it is possible for construction megaprojects to be community oriented, sustainable, and for mixed income use. If you’ve ever been to Hudson Yards, you’re probably aware of how disconnected it feels from the rest of life in New York City. With the completion of phase 2 in 2031, the hope is to properly integrate Hudson Yards into the vibrant lifestyle New York City has to offer its residents.
